COZY Livin Holiday Apartments – operated by Förster Management GmbH · As of: June 2026

§ 1 Scope

These Terms and Conditions apply to the booking and use of all holiday apartments operated under the brand "Cozy Livin" by Förster Management GmbH, represented by Managing Directors Marcus and Thomas Förster (hereinafter "Host"). By completing a booking, the guest accepts these terms as binding.

§ 2 Booking & Contract Formation
  1. A booking can be made via the website, booking platforms, or directly by email/phone.
  2. The rental agreement is concluded upon the Host's booking confirmation.
  3. The booking is binding once the confirmation has been sent.
§ 3 Payment
  1. Payment is made either in advance or at check-in, depending on the booking platform.
  2. For direct bookings, a deposit or full advance payment is possible – details will be agreed individually.
  3. If the guest falls into arrears with payment, the Host reserves the right to cancel the booking.
§ 4 Cancellation & No-Show
  1. Cancellations must be made in writing (email is sufficient).
  2. The following cancellation terms apply (unless different terms have been agreed on the booking platform):
    • Up to 14 days before arrival: free of charge
    • 13 to 7 days before arrival: 50% of the total price
    • 6 days or less before arrival, or no-show: 90% of the total price
  3. The Host recommends taking out travel cancellation insurance.
§ 5 Use of the Accommodation
  1. The holiday apartment may only be used by the number of persons stated in the booking.
  2. Parties or events are not permitted.
  3. The house rules form part of the rental agreement and must be observed.
  4. Any damage to the accommodation or its furnishings must be reported to the Host without delay.
  5. In the case of grossly negligent or wilful damage, the guest is fully liable.
  6. The accommodation must be left in a tidy condition consistent with normal use. If the cleaning effort required after the stay exceeds what is customary for the number of guests booked – in particular due to excessive mess or failure to comply with the house rules – an additional cleaning fee of €50.00 will be charged. The Host reserves the right to claim any further additional costs separately.
§ 6 Check-in / Check-out
  1. Check-in: from 4:00 PM (earlier by arrangement)
  2. Check-out: by 10:00 AM
  3. A late check-out until 12:30 PM may be added, subject to availability, for €25.00 at check-in or via the guest guide.
  4. Access to the apartment is provided digitally via an app – details can be found in the guest guide.
§ 7 Liability
  1. The Host accepts no liability for the guest's valuables.
  2. No liability is accepted for disruptions beyond the Host's control (e.g. power cuts, noise from third parties, etc.).
  3. The Host's liability is limited to intent and gross negligence.
§ 8 Data Protection

The data provided by the guest is used solely for the purpose of processing the booking. It will not be passed on to third parties. Further details are set out in the Privacy Policy at cozy-livin.de.

§ 9 Invoicing
  1. If the guest requires an invoice for their stay, this request must be communicated to the Host no later than at check-out.
  2. The invoice will be sent to the guest's email address on file within 5 working days of the request being made.
  3. It is the guest's responsibility to provide a correct and up-to-date email address at the time of booking. The Host accepts no liability for non-delivery due to incorrect or outdated contact details.
§ 10 Gift Vouchers & Discount Codes
  1. Gift vouchers and discount codes issued by Cozy Livin (Förster Management GmbH) are personal and non-transferable to third parties.
  2. Each voucher may be redeemed once only. Redemption is processed via the Stripe payment system; once redeemed, the code is automatically invalidated.
  3. Cash payment of the voucher value is excluded. Unused voucher balances will not be refunded.
  4. Vouchers are valid until the date stated on the voucher. Once the validity period has expired, the voucher lapses without replacement.
  5. Vouchers cannot be combined with other discount codes or special offers, unless expressly agreed otherwise.
  6. In the event of loss or theft of a voucher, no replacement will be issued. The Host accepts no liability for fraudulent use by third parties.
  7. The resale of vouchers is prohibited. Cozy Livin reserves the right to refuse fraudulently used or counterfeit codes without any obligation to provide the service.
§ 11 Final Provisions
  1. Amendments or additions to these Terms and Conditions must be made in writing.
  2. The law of the Federal Republic of Germany applies.
  3. The place of jurisdiction is the Host's registered place of business, insofar as permitted by law.
